
Daniel Kowalsky
Managing Director
Daniel Kowalsky has been a key member of HKS Real Estate Advisors for over a decade, beginning his career as a summer intern in 2015 and rising through the ranks to become Managing Director. After a brief tenure as Partner at 3MC Partners, where he led the firm’s capitalization efforts for multifamily and land development deals across the Southeast, Daniel rejoined HKS in late 2023, bringing with him a broader perspective on both sides of the capital stack. Daniel specializes in sourcing and structuring complex debt and equity capitalizations, overseeing underperforming and non-performing debt resolutions, and facilitating off-market investment sales. He leads a five-person team and continues to train and mentor the next generation of real estate professionals, having previously developed and led HKS’s formal internship program for six years. Daniel’s recent deal highlights include: ● A $25 million distressed note sale in Pennsylvania, executed entirely off-market, involving a complex resolution strategy that delivered a successful outcome for both lender and investor ● A $15 million bridge loan for the refinance of an office property in Newark, New Jersey, on behalf of a family office ● A $6.5 million refinance of an 80-key Hampton Inn in Denham Springs, Louisiana, with U.S. Bank ● A $6 million acquisition loan from Sonata Bank for a future 14-story hotel development in Nashville’s SoBro neighborhood on behalf of Sila Developments ● A $3.3 million loan from Southern Bank of Tennessee for Sila’s acquisition of an 87,000-square-foot development site in Pie Town Daniel was named one of the “Ones to Watch” by the New York Real Estate Journal in 2019. He holds a BA in Economics from Binghamton University and is a member of several local real estate organizations.
